About

How commercial cool-roof coating work fits the roof

Commercial cool-roof coating application adds a reflective coating over a prepared roof surface. The work may involve cleaning, repairs, sanding, and priming when required by the surface condition. The roof must support the planned coating system. Moisture, loose material, cracks, seams, penetrations, and damaged areas can affect adhesion and service life. We review those conditions before we define the scope. Our main recommendation is to treat preparation as part of the coating decision. Applying material over a weak surface can hide the cause of failure and create more repair work later. The final scope depends on the roof condition, access, related repairs, and coating requirements. We provide a written, itemized estimate so commercial owners can compare the planned work with the property’s needs.

What to prepare before roof coating work

Good access and clear roof information help us build a more accurate coating scope.

  • Share roof access details: Tell us how roof areas, service doors, and nearby work zones can be reached.
  • Identify active roof concerns: Point out leaks, peeling areas, blisters, damaged seams, or places where water remains.
  • Clear nearby work zones: Move items that could block protected areas around roof access points and application zones.
  • Provide existing roof records: Share prior repair notes, coating records, or maintenance documents that explain the roof’s history.

We had been putting off painting our house because there is never a great time to do so. After we decided to do it, we got 6 bids, some where very low, with low grade products, other very high with outrageous considerations, Jeff and his team came dead in the middle with amazing notes from the first visit, careful workmanship and with top of the line quality product. Scheduling was a breeze with Lorena make it so easy for us even with a busy schedule during the summer. The best experience we've had, we basically did not notice the team was working. They arrived every day super early, left the area pristine, and delivered a great quality outcome in the entire exterior job. We are super happy with the pain, the look and all the recommendation and fixes the team did. We will definitely work with 365Painting Solutions for all of our future painting needs. Thank you for making this experience simple and painless.

These guys did an awesome job! They have a well trained team that works closely together to get the job done on time and on budget. They also did a number of other repairs on the interior and exterior ( removed dry rot, repair drywall, etc.) before they could even start the painting. I would highly recommend them!

Questions about commercial cool-roof coating work

Who provides commercial cool-roof coating application in Redmond?

PainterRedmondwa.com provides commercial cool-roof coating application for commercial properties in Redmond. We review the roof surface, identify preparation and repair needs, and provide a written itemized scope and estimate. Our licensed and insured workmanship includes protection of surrounding areas and a final customer walkthrough. The project plan reflects the roof condition and the customer’s stated goals.

What changes the cost of coating a commercial roof?

Roof condition, preparation needs, access, repairs, and coating scope decide the project cost. Moisture, damaged seams, loose material, and poor adhesion can add preparation work. We review those factors during the consultation and provide a written itemized estimate. That document separates repair, protection, preparation, and coating tasks, so the property owner can assess the planned scope.

Can coating go over an existing commercial roof coating?

Existing coating can receive new material only when the surface is sound and compatible with the planned system. Loose coating, trapped moisture, dirt, and damaged areas can weaken adhesion. We inspect the existing surface and identify preparation or repair needs first. The written scope then explains whether recoating fits the roof condition.

What preparation does a commercial roof need before coating?

Commercial roof preparation includes cleaning and repairs, with sanding or priming when the surface requires it. We inspect seams, penetrations, damaged areas, and visible moisture concerns before application.

  • We document preparation needs.
  • We protect surrounding areas.
  • We apply the planned coating after the surface is ready.

Preparation is where many coating failures begin, so we treat it as part of the main work.

What happens if the coating starts peeling after application?

Peeling coating needs a review of adhesion, moisture, surface condition, and the affected roof area. We inspect the failure instead of covering it with another layer. Our review identifies whether cleaning, repair, sanding, priming, or other preparation belongs in the correction scope. We then explain the findings and document the work needed for the customer.

How should a commercial property prepare for coating access?

Commercial property managers should share access details and identify nearby fixtures, occupied areas, and known roof concerns. We use that information to plan protection and define the work zone. The project also benefits from existing maintenance records and prior coating notes. We review the completed work with the customer after cleanup and correction review.

Scenarios

When Customers Call Us About Commercial Cool-Roof Coating Application

1

Peeling Coating Before Property Sale

A commercial owner may see peeling coating before a sale, lease review, or property inspection. The key question is whether the failure sits in the coating or below it. We inspect the affected surface, document repair needs, and prepare a written scope that separates roof preparation from the new coating application.

2

Recurring Moisture Near Roof Details

Moisture near seams, drains, or penetrations can return after a surface is coated. The roof needs a closer review before more material covers the area. We check the visible damage and surrounding surface, then explain which repairs belong in the coating plan and which conditions need separate attention.

3

Commercial Access During Planned Work

A property manager may need coating work planned around occupied commercial areas. Access, nearby fixtures, and protected work zones all affect the written scope. We discuss site details during the consultation, identify areas that need protection, and review the finished work with the customer before closing the project.
