Exterior Painting in Burien for Preparation-Focused Projects

Exterior painting serves property owners who need more than a color change. The work starts with the condition of the outside surfaces, especially areas where old caulk, loose paint, dirt, or small repairs could affect the finish.

This page focuses on preparation before paint. That includes checking joints, washing the surface, scraping loose material, and sealing suitable areas with primer. The buyer's main decision is whether the property needs preparation and repair before painting can begin.

We serve residential and commercial properties in Burien and the surrounding area. The scope is set after a free consultation and in-home meeting, so the estimate reflects the actual surfaces and repair needs.

  • Check caulk joints around trim, windows, doors, and other exterior transitions.
  • Identify loose paint, peeling areas, dirt, and surface damage.
  • Confirm which repairs and preparation steps belong in the painting scope.
  • Protect adjacent work areas before cleaning, scraping, and coating.
  • Review the finished work with a lead paint crew member.

Service Overview

Exterior Painting is a property service that prepares and coats outside walls, trim, doors, and related surfaces.

  • Exterior painting differs from interior painting because the crew must address outdoor exposure, surface weathering, and exterior joints before coating.
  • Our exterior painting coverage includes homes and commercial properties in Burien, with estimates available through our consultation process.

What Better Preparation Changes for Your Exterior

Careful preparation gives paint a cleaner surface to bond.

Caulk checks help identify gaps that need attention before the finish is applied.

Repair and primer decisions become part of the written project plan.

Protected work areas keep nearby fixtures and surfaces out of the painting process.

A final inspection gives you a chance to review the completed exterior with the lead crew member.

Process

How We Prepare and Paint the Exterior

1

Review the property and goals

The consultation covers the property, desired colors, painted surfaces, access, repairs, and the result you want.

2

Check joints and surface condition

The exterior is checked for open caulk joints, loose paint, dirt, peeling areas, and surfaces that need repair.

3

Clean and scrape prepared areas

Power washing removes suitable surface dirt, and scraping removes loose paint before the substrate is coated.

4

Seal selected areas with primer

Primer is applied where the prepared surface needs a sealed base before the finish coating.

5

Protect, paint, and inspect

Related work areas are protected, the planned paint work is completed, and a lead crew member reviews the finish with you.

When this service is the right fit

A typical property owner may notice peeling paint and open joints around exterior trim. The crew checks whether the paint is loose, whether the joint needs new caulk, and whether the surface can accept primer. The repair and coating scope is then explained before work begins.

Reasons to Choose This Preparation Approach

Preparation follows the surface condition

The exterior is assessed before the coating plan is set. Open joints, loose paint, dirt, and repair needs can change the work. Exterior painting is the wrong job when the main issue requires a separate structural or major carpentry repair first.

Repairs stay tied to the paint scope

Necessary repairs are discussed before painting begins. This helps separate work that supports the finish from work that belongs to a different trade or project.

The finish gets a final review

A lead paint crew member conducts the final inspection with the customer. That review covers the finished work and keeps the closeout tied to the agreed plan.

These guys did an awesome job! They have a well trained team that works closely together to get the job done on time and on budget. They also did a number of other repairs on the interior and exterior ( removed dry rot, repair drywall, etc.) before they could even start the painting. I would highly recommend them!

We had been putting off painting our house because there is never a great time to do so. After we decided to do it, we got 6 bids, some where very low, with low grade products, other very high with outrageous considerations, Jeff and his team came dead in the middle with amazing notes from the first visit, careful workmanship and with top of the line quality product. Scheduling was a breeze with Lorena make it so easy for us even with a busy schedule during the summer. The best experience we've had, we basically did not notice the team was working. They arrived every day super early, left the area pristine, and delivered a great quality outcome in the entire exterior job. We are super happy with the pain, the look and all the recommendation and fixes the team did. We will definitely work with 365Painting Solutions for all of our future painting needs. Thank you for making this experience simple and painless.

Efrain and the crew were a pleasure to have in the house and the careful workmanship was amazing.

Questions About Exterior Painting Preparation

How do you prepare a home exterior for painting for Exterior Painting?

Caulk replacement is checked first, then the crew addresses dirt, loose paint, scraping, and primer needs. The inspection covers joints around trim, doors, windows, and other transitions. Power washing is used where suitable, and related areas are protected before painting. The estimate explains which preparation steps belong to the project.

What part of the exterior decides the painting scope?

Surface condition decides much of the painting scope. Peeling paint, open joints, damaged trim, dirt, access, and the amount of sound substrate all affect preparation. The estimate should identify each repair and painted surface. That detail helps you compare the actual work, not only the selected color or coating.

Which repairs should happen before the finish coat?

Repairs that affect adhesion or expose the substrate should happen before the finish coat. Open joints, loose paint, damaged trim, and areas needing primer deserve review during preparation. The crew protects nearby work areas and explains the repair scope before painting. Larger structural concerns may require a separate trade.

Why does exterior paint peel near trim?

Peeling near trim often points to weak paint, surface dirt, open joints, or poor preparation. The area needs a close check before anyone applies new coating. Scraping removes loose material, and caulk or primer work may follow when the surface supports it. The estimate should name the cause being addressed.

What changes the estimate for an exterior painting project?

Surface repairs, preparation, access, painted areas, and finish requirements change the estimate. A property with loose paint needs different work from one with a sound surface. The consultation and in-home meeting give us the details needed to outline the scope. Free estimates are available for residential and commercial projects.

Who provides exterior painting and the final inspection?

PainterRedmondwa.com provides exterior painting and completes the final inspection with the customer. A lead paint crew member reviews the finished work at completion. The process also includes protection, preparation, painting, cleanup, and project coordination. Licensed and insured workmanship is part of our stated service credentials.
