Why does exterior paint keep peeling after sun exposure?

Sun exposure can weaken paint, but peeling also points to poor adhesion, moisture, or an unprepared surface. A close inspection should check the existing coating, wood or siding, caulk lines, and areas near trim. Those findings determine whether the job needs spot repairs, broader preparation, or coating removal before new paint is applied.

Exterior Painting Decisions for Boulevard Park Properties

Exterior painting is for property owners who need a sound, refreshed finish on siding, trim, doors, or other painted outdoor surfaces. The work may include washing, scraping, sanding, caulking, priming, repairs, and finish coats, based on what the inspection finds.

The key decision is whether the surface needs paint alone or repair before paint. Peeling areas, soft wood, open joints, and mildew growth can shorten the life of a new coating if the underlying issue stays in place.

We focus this page on preventing early exterior paint failure. A free consultation and in-home meeting help us understand the property, discuss color and finish goals, and set a clear work plan.

  • Check peeling or loose paint before selecting a new coating.
  • Look for moisture intrusion around trim, joints, doors, and siding.
  • Separate carpentry repairs from ordinary preparation work.
  • Confirm access needs for walls, upper trim, doors, and commercial areas.

How We Complete Exterior Painting

1

Discuss the property and goals

We begin with a free consultation and in-home meeting to review the property, color ideas, affected areas, and project goals.

2

Inspect surfaces and repairs

We check the existing paint, trim, siding, doors, caulk lines, and visible damage to define the preparation and repair work.

3

Set the estimate and work plan

In Boulevard Park, we focus on practical, well-documented outcomes matched to your needs.

4

Protect and prepare work areas

We protect related areas, then clean, scrape, sand, caulk, prime, or repair surfaces as the work plan requires.

5

Apply exterior paint

We apply the selected exterior coating to the included walls, trim, doors, and other listed surfaces.

6

Inspect the completed work

A lead paint crew member reviews the finished work with the customer and discusses the completed areas.

Why Property Owners Choose This Painting Approach

Preparation before paint

Surface condition guides the work plan, so peeling paint, mildew growth, open joints, and damaged wood receive attention before coating. Exterior painting is the wrong job when major structural repair must come first.

One crew for related repairs

Our in-house painting crew handles painting and carpentry services, which helps keep repair and finish details aligned with the agreed scope.

Final review with the customer

A lead paint crew member walks through the finished work with you, so the completed areas can be reviewed against the project plan.

These guys did an awesome job! They have a well trained team that works closely together to get the job done on time and on budget. They also did a number of other repairs on the interior and exterior ( removed dry rot, repair drywall, etc.) before they could even start the painting. I would highly recommend them!

We had been putting off painting our house because there is never a great time to do so. After we decided to do it, we got 6 bids, some where very low, with low grade products, other very high with outrageous considerations, Jeff and his team came dead in the middle with amazing notes from the first visit, careful workmanship and with top of the line quality product. Scheduling was a breeze with Lorena make it so easy for us even with a busy schedule during the summer. The best experience we've had, we basically did not notice the team was working. They arrived every day super early, left the area pristine, and delivered a great quality outcome in the entire exterior job. We are super happy with the pain, the look and all the recommendation and fixes the team did. We will definitely work with 365Painting Solutions for all of our future painting needs. Thank you for making this experience simple and painless.

Efrain and the crew were a pleasure to have in the house and the careful workmanship was amazing.

Questions About Exterior Painting Work

How do you prevent sun fading from causing exterior paint failure?

Sun fading is addressed through sound preparation, suitable coating selection, and careful application. The inspection checks adhesion, exposed surfaces, trim, caulk joints, and earlier repairs. Peeling or brittle paint needs proper removal or repair before new coating goes on. Our team explains the preparation included in the estimate, so the finish plan matches the surface instead of covering a failing layer.

What does an exterior painting estimate need to include?

An exterior painting estimate should identify the surfaces, preparation, repairs, coating work, protection, cleanup, and final review. The estimate also needs to state which trim, doors, siding, or commercial areas are included. We discuss those details during the consultation and in-home meeting. That gives you a clear scope to review before the work begins.

Which surface problems should be repaired before painting?

Peeling paint, soft wood, open joints, mildew growth, and moisture intrusion should be assessed before painting. Repairs help create a stable base for caulk, primer, and finish coats. Some damage calls for carpentry work, while other areas need preparation only. We explain that difference during the inspection and include the needed work in the agreed plan.

When is exterior painting the wrong service for a property?

Exterior painting is the wrong first step when structural damage or active water entry needs repair. Paint cannot correct rotten wood, failed flashing, or a leak that keeps wetting the surface. Our team can identify visible repair needs and discuss carpentry services when they support the painting scope. The estimate should separate repair work from finish work.

Why does mildew growth return after an exterior is painted?

Mildew growth can return when moisture remains on or behind the painted surface. Cleaning alone may not address failed caulk, damp trim, poor drainage, or other contributing conditions. We inspect affected areas before painting and explain preparation or repair needs. The final scope should address the surface problem before a new coating is applied.

When preparing for the service call, how should I compare exterior painting estimates when setting up the service plan?

Compare estimates by checking the preparation, repairs, surfaces, coatings, protection, cleanup, and inspection they include. A lower figure can reflect a smaller scope if peeling paint or carpentry needs are left out. Our free estimate explains the work areas and planned preparation. Review each line against the condition of your property before choosing a plan.
