Exterior Painting Scope for Columbia City Properties

This page focuses on the preparation decisions that shape an exterior repaint. The work suits homeowners, property managers, and commercial clients who need worn outdoor surfaces repaired and coated as one planned project.

The surface condition sets the work scope. Peeling layers, open joints, damaged trim, and dirt can affect the finish, so we inspect those areas before painting. A free estimate gives you a clear project plan and identifies repairs that belong before the coating work.

The key decision is whether the surface needs paint preparation, carpentry work, or a different repair first. We explain that distinction during the consultation and coordinate the agreed work from protection through cleanup.

  • Check siding, trim, doors, and other exterior surfaces for peeling or loose paint.
  • Look for failed caulk around trim, joints, and openings.
  • Identify carpentry repairs that should happen before painting.
  • Confirm which exterior areas are included in the estimate.
  • Review protection, cleanup, and final inspection details.

When this service is the right fit

A Columbia City homeowner may see peeling paint on trim while the siding still looks sound. The inspection separates loose coating, failed caulk, and damaged wood, so the estimate can place each repair in the right part of the work scope.

Exterior Painting Decisions We Help You Make

Separate paint work from repairs

The estimate identifies where painting fits and where carpentry repairs need attention first. Our team explains the scope before work begins. Exterior painting is the wrong service when the main issue requires a larger structural repair.

Plan the full exterior scope

Siding, trim, doors, and garage doors can be reviewed together when they belong to the same project. This helps you decide which surfaces should be included and which can wait.

Review the finished work

A lead paint crew member walks through the completed project with you. The inspection covers the agreed painted areas and gives you a direct place to discuss any detail before the project closes.

These guys did an awesome job! They have a well trained team that works closely together to get the job done on time and on budget. They also did a number of other repairs on the interior and exterior ( removed dry rot, repair drywall, etc.) before they could even start the painting. I would highly recommend them!

We had been putting off painting our house because there is never a great time to do so. After we decided to do it, we got 6 bids, some where very low, with low grade products, other very high with outrageous considerations, Jeff and his team came dead in the middle with amazing notes from the first visit, careful workmanship and with top of the line quality product. Scheduling was a breeze with Lorena make it so easy for us even with a busy schedule during the summer. The best experience we've had, we basically did not notice the team was working. They arrived every day super early, left the area pristine, and delivered a great quality outcome in the entire exterior job. We are super happy with the pain, the look and all the recommendation and fixes the team did. We will definitely work with 365Painting Solutions for all of our future painting needs. Thank you for making this experience simple and painless.

Efrain and the crew were a pleasure to have in the house and the careful workmanship was amazing.

Questions About Exterior Painting Preparation

For Exterior Painting, how do you prepare a home exterior for painting?

Primer sealing follows cleaning, scraping, repairs, and a check for sound surfaces. Power washing removes dirt and residue from suitable areas. Surface scraping removes loose paint, while caulk replacement addresses failed joints around trim and openings. The crew then protects nearby work areas and prepares the agreed surfaces for coating.

Prior to the appointment, what should I include when requesting an exterior painting estimate when reviewing project requirements?

An estimate should identify the surfaces, repairs, access needs, and finish areas you want priced. Photos can help show siding, trim, doors, and damaged spots before the in-home meeting. The property review then confirms what belongs in the scope. A detailed estimate helps you compare the actual work, not just the paint label.

Which repairs belong before the painting starts?

Carpentry repairs, loose paint removal, and failed caulk should be addressed before affected surfaces receive new paint. The inspection checks whether trim or other wood needs repair. Some problems need work outside a painting scope, especially when the issue is structural. We explain that limit during the consultation.

When is exterior painting the right service?

Exterior painting fits surfaces that need preparation and a new protective finish. The service can include siding, trim, doors, and garage doors when those areas are part of the agreed plan. A larger structural problem needs a separate repair decision first. The property review helps identify which work belongs together.

Why does old caulk matter before a repaint?

Failed caulk leaves open joints that can interrupt the finish around trim and openings. The inspection checks cracked, loose, or missing caulk before painting begins. Caulk replacement may be included when it belongs to the agreed scope. The repair decision depends on the joint condition and the surrounding surface.

When reviewing site readiness, how should I compare exterior painting estimates before final scope approval?

Compare each estimate by the surfaces, preparation, repairs, coatings, protection, cleanup, and inspection it includes. A lower total may cover less scraping or fewer exterior features. Ask whether trim, doors, garage doors, caulk work, and carpentry repairs are listed clearly. We explain our agreed project plan before work starts.
